The Association’s Board of Directors (“Board”) previously consulted with the Association’s corporate counsel to prepare the Enforcement Policy and Schedule of Fines (“Fine Policy”) for Wendt Ranch Owners’ Association. General Notice of the proposed policy was provided on November 19 to all homeowners. Feedback was provided to the Board from many homeowners and that feedback taken into consideration. 

 

The Board decided to make some changes to the policy, specifically removing some irrelevant specifics from the Health and Safety section. The Board intends to adopt the newly proposed Fine Policy at the open meeting on May 14, 2026 at 6:00 p.m., at 2266 Camino Ramon, San Ramon, CA 94583.   

 

The purpose and effect of the Fine Policy are to comply with Civil Code sections 5850 and 5855, to streamline the enforcement process, and to provide the Board with clearer and better options to levy fines or impose other discipline when there are violations of the Association’s Project Documents.   

 

All members are encouraged to attend the Board meeting and provide comments concerning the proposed Fine Policy.  Comments regarding the proposed Fine Policy may also be submitted to the Community Manager, Stacey Lint, at slint@hoaservices.net by May 7, 2026 or at the Board meeting.  The Board will consider all member comments before voting on adoption of the Fine Policy.
